An investment with a view of the Andaman Sea
Bulgaria Estate selects villas and flats in Phuket for Bulgarian investors — with verified ownership, genuine returns and support every step of the way.
Why Phuket?
Phuket attracts investment thanks to a combination of its climate, returns and growing tourist numbers — but each of these factors has real limitations that should be taken into account before any deal is struck.
The dry season in Phuket runs from December to May (around 7 months of peak tourist traffic), whilst the sea remains warm (26–29°C) practically all year round — including the rainy season from June to October, which brings more rainfall but no cold weather. By comparison, the beach season on Bulgaria’s Black Sea coast is effectively June–September (~4 months), with the sea cooling sharply outside this period. This is the main difference in terms of potential for year-round lettings.
The atmosphere
The lotus is Thailand’s national symbol — representing purity and a new beginning, blossoming from still waters. That same sense of tranquillity is what you’re buying along with the property.
„Your investment blossoms into your very own little corner of paradise.“
Locations
Micro-location is the single most important factor in determining returns — as data from managed portfolios on the island also shows.
The area with the most consistently strong rental demand on the island — well-established holiday infrastructure and a strong international guest profile.
Lower purchase prices with potential for growth; favoured by long-term tenants and the expat community in the south of the island.
A cheaper option further inland from the coast, with direct access to the same tourist and educational facilities.
How to get there
Varna doesn’t have its own direct flight to Thailand, but getting there is easier than it sounds — here are the three practical routes we’ve checked out, including a direct charter via Sofia.
The direct Sofia–Phuket charter flight is seasonal (it operates only once a week, usually from November to March) — with a short domestic connection between Varna and Sofia, it is the simplest option, but it is advisable to plan in advance. The routes via Istanbul and Doha operate all year round and offer more flexibility in terms of dates. The exact days and times of long-haul flights are always confirmed at the time of booking.

Property for foreigners
Full ownership of a flat within the foreign quota of 49% of the building’s total floor area — the purest form of ownership available to a foreigner in Thailand.
Standard model for villas — a registered right for 30 years, with contractual options for renewal. The land remains Thai-owned.
This is only permitted in the case of a genuinely operating joint venture — nominee schemes are illegal and are actively prosecuted by the authorities.
Bulgaria Estate is a licensed agency in Bulgaria (NSNI). For transactions in Thailand, we work with a partner — a licensed local law firm or estate agent — to carry out legal due diligence and structure the ownership. This section provides general information only; it does not constitute legal or financial advice. We recommend seeking independent advice from a Thai solicitor before entering into any transaction.
How we work
We set a budget, a timeframe (5–10 years) and an objective — rental income, personal use or a combination of both.
We select projects in verified locations (Bang Tao–Cherngtalay–Layan and alternatives) and check the ownership status.
A trip to Phuket to view properties, and a meeting with the local partner – a solicitor – and the property management company.
Freehold, leasehold or a company — as appropriate — with a local legal partner on the buyer’s side.
Links to reputable management companies on the island to support year-round employment.
Frequently Asked Questions
Yes. Foreign nationals may own freehold flats within the 49% foreign ownership quota for a building, or hold a registered 30-year lease for villas and houses — land cannot be sold directly to a foreign individual.
With professional management, the net return is typically 3–8% per annum, after management and maintenance fees and periods of inactivity — the gross figures, which exclude these costs, are misleading.
The peak dry season is December–May (~7 months), but the sea remains warm almost all year round; the rainy season from June to October brings rainfall rather than cold weather, unlike the nearly 8-month-long „off-season" on the Bulgarian Black Sea coast.
The Bang Tao–Cherngtalay–Layan corridor shows the most stable rental demand on the island; Rawai and Nai Harn offer a lower entry point with potential for growth.
Reservation with a deposit → verification of the property’s status and the contract by an independent solicitor → signing of the sale contract → phased payments in line with the construction schedule (many projects offer 0% interest until completion) → final transfer of ownership at the Land Department.
In addition to the property price: a fee for the transfer of ownership (usually shared between the parties), legal fees for a solicitor and a one-off contribution to a common areas fund for new developments. The exact percentages depend on the specific project and are confirmed with the local partner prior to the transaction.
A monthly charge for communal areas (usually per square metre) plus a commission to the management company when the property is let — a percentage of the rental income. The exact amounts vary depending on the development.
Yes — the transaction can be carried out via video viewings, a power of attorney and remote notarisation of the documents. Bulgaria Estate can also arrange an on-site viewing if you prefer to visit in person.
Freehold flats can usually be resold freely at any time. In the case of holiday home leases and off-plan construction contracts, there may be conditions governing transfer prior to completion — it is important to check these in the specific contract.
Through a professional on-site property management company — which looks after tenants, maintenance and cleaning in return for a percentage of the rental income. Bulgaria Estate connects clients with vetted management partners.
Rental income in Thailand is subject to local tax on a progressive scale; the specific rates and any available relief depend on individual circumstances — we recommend consulting a tax adviser in Bulgaria and in Thailand.
Buying off-plan offers a lower entry price, a choice of orientation and, typically, 0% interest on instalments until completion, but carries construction risk. A completed property provides immediate rental income and a proven track record, but comes with a higher initial price.
